Useful Data and Intuitive UX Overall

What was your company’s primary use case for ApartmentIQ?

The use of 100% public data is also beneficial for us and our stakeholders relative to the internal surveys previously being utilized. It feels low commitment to check in weekly or even daily to get a rough idea of where the submarket is. It helps relieve our onsite teams from making manual updates.

What do you like most about ApartmentIQ?

The interface in general seems user friendly and intuitive. I find the quick comparisons of stats across the comps helpful and easy to digest upon initial glance. I enjoy that the market reports can be sent on an automatic schedule, and how other potential comps to add to the set are denoted with 'comparability' scores. It is easy to add and remove comps from your set, and their team has also been helpful in responding to any questions regarding the reports and data.

What could ApartmentIQ do better?

One question that tends to come up regards the definitions and data that make up the Advertised Occupancy and Leased stats. Without actively seeking clarity, it may be unclear initially what information comprises these stats and how accurate we can expect them to be compared to current actuals. One other item to note is that Concession notes may have a lag as to how current they actually are relative to what property websites actively reflect. Overall, the data is useful for comparing across the comp set and having a relative idea of where the subject property lines up with the submarket.

It's incredibly simple to use and navigate. I also enjoy getting the weekly update for my properties to keep an eye on the day-to-day.

ApartmentIQ saves my site teams time by completing the market survey for them daily, with accurate information.

What do you like most about ApartmentIQ?

The amount of information that is provided on the market surveys is so helpful when trying to review your comps and make sure you're in line with the market. I love seeing the number of leases/applications all of our comps receive each week, the number of days that each unit is available, etc. We were doing a manual market survey previously and this information is not easy to come by.

What could ApartmentIQ do better?

The only issue I have is the Excel template can't be sent out with multiple properties, I receive an individual email Monday mornings for each property. I'd prefer to receive one email with all the attachments like I do with the PDF version. The Excel version has better data on it.

We primarily use Apartment IQ for market surveys for the properties we manage. I also use the research feature to track larger, specific sets of properties over a long period of time.

What do you like most about ApartmentIQ?

I track a specific set of 50-60 properties that I update monthly with current asking rents. Before Apartment IQ, I had to visit each property's website and pull the rents from all of the available units, which was EXTREMELY time consuming. With the research feature on Apartment IQ, I can get all the information I need in a single Excel spreadsheet in about 30 seconds. Their support team is quick to respond and constantly adding additional features that help our property management team provide the owners with the information they need.

What could ApartmentIQ do better?

There have been several times when I noticed that information was available on a property's website but was not being reported correctly in Apartment IQ. With the amount of data I access, this didn't happen very often and their support team was always quick to address the issue.

My only feedback would be the ability to see the comp set for a particular property on a map, but they've been adding features so fast I anticipate that will soon be added.
